Community Standards of Conduct: e-Scooter

Dear Customers,

As part of our continued efforts to raise road safety awareness in and around the community, we are prohibiting the use of electric scooters within the Mina Al Arab except at the promenade of Lagoon Walk effective immediately.

The designated zone shall permit only electric kick scooters. Hence, any other electric motorized scooters such as flat tires, moped, e-bikes, or similar types will not be allowed to enter.

The rider of the e-Scooter must be:
1. 14 years of age and above, and the speed should not exceed 15 km/h.
2. Wear proper personal protective equipment.
3. Maintain a safe trailing distance.
4. Ride alone – no additional riders.
Parents are responsible for the safety of their kids. Failure to the compliance with the community rules, the violators will be reported to local authorities.

Weather Advisory – Cyclone Shaheen

The National Centre of Meteorology (NCM) has issued an advisory that tropical cyclone Shaheen could affect weather conditions in the country on Sunday, 3rd October 2021.

In the wake of this alert issued by the NCM, as well as for instructions and warnings by the relevant authorities, the residents are advised to take note of the following.

1. Due to expected strong winds and bad weather, please close the windows of your apartment/villa, besides make the necessary arrangements of any items positioned in the balconies, to avoid any untoward incident or damage to the property.

2. Public and Private Community beaches within Mina Al Arab shall remain closed.

3. Lagoon Marina shall remain closed for all kinds of services.

Subsequent to our earlier correspondences on the electricity account registration, please be advised that this is a final reminder to the tenants and owners of Mina Al Arab to complete the account registration.

The service provider may disconnect the electricity services of the unregistered accounts without any reminder or notification.

You can expedite the registration by taking the following documents to the on-site Customer Happiness Centre located in building 15 of the Lagoon Walk or any of Etihad W&E Customer Happiness Centres during working hours.

  • Etihad W&E Application Form (attached)
  • Emirates ID Card Copy (mandatory)
  • Attested copy of tenancy contracts (tenants)
  • Attested copy of ownership (Owners).
  • In the case of No Title Deed, acquire RAK Properties NOC.
  • Copy of Business licence (for companies)

The service provider may disconnect the services if the owners and tenants do not update the electricity account before the date mentioned above.

Difference in Electricity Connection Charges

Dear Customers,

Following the successful transition of electricity in Mina Al Arab to Etihad Water & Electricity, we are writing to bring to your kind attention that the utility service provider’s electricity connection fee has been changed to AED1500 KVA.

The revised charges are collectively levied to Mina Al Arab master community, and the variance is subsequently billed according to each unit’s connected load with deducting previously paid connection charges. e.g.

AED1500 x connected load = Connection Charges – previously paid connection charges.

The connection charges are in line with the standard electricity connection fees imposed by the service provider in the facilities located within the free zones and investment zones, investment contracts for lands and projects.

Please be informed that the billed amount is the difference for those who have paid less than the new rate (AED1500 KVA) at the time of purchasing their property.

With the power transfer to the authority grid, our customers shall benefit from the change in the electricity tariffs and tremendous savings in the bills.

Government Regulations on Jet Ski Usage

Dear Residents,

In our endeavour for the safety of our residents and exceptional living experience, we are pleased to inform residents and customers that the Government of Ras Al Khaimah issued Law No. 3 of 2020 on licensing, leasing, and using Jet Skis.

In compliance with the new regulations and following the General Notice dated 06 June 2020 and 05 July 2020, we are writing to update the residents on the following guidelines of jet-ski usage in Mina Al Arab effective immediately.

1. Boats & jet skis are prohibited from launching in the waters of Mina Al Arab unless licenced by the federal authorities in Ras Al Khaimah or any competent authorities from outside the emirate.
2. The owners/residents must register their licenced boats & jets skis with RAK Properties to obtain the approval permit for the usage within Mina Al Arab.
3. Jet-ski shall only be launched through the designated slipway in the boatyard.
4. The registered residents/berth leaseholders are allowed to use the licenced boats & jet ski in front of the Lagoon Building Apartments between the two vehicular bridges without any nuisance and disturbance as defined in the attached map.
5. The launch, usage or parking of boats and jet skis is strictly prohibited in Villa Communities and private community beaches.

Failure to the compliance of new government regulations, violators will be reported to the RAK Police.

Dear Customer,

In line with the preventive measures for Coronavirus (COVID-19), RAK Properties has been planning for contingencies that may arise in the community as a result of the spread of the virus.

Based on the directives that has been circulated by the Ministry of Health and Prevention (MOHAP), we are detailing our current plans to deal with them. These plans are subject to change based on MOHAP guidance and advice from authorities.

Cleaning: We have been extensively cleaning, disinfecting, and wiping down surfaces in common areas, HVAC, and amenities. Owners and tenants are responsible for their private property. Hand sanitizers are made available in the lobbies and Common Areas.

Common areas and amenities: We are closing down the pool, gym, playgrounds, soccer pitch and amenities effective immediately until further notice.

Customer Happiness Centre: Customer Happiness Centre shall continue to operate as regular timings from Sunday to Thursday between 7:30 AM until 03:30 PM by indirect contact. We advise our customers to make advance appointment before their visit. All general enquiries will be only dealt remotely.

Dear Residents,

We are writing to remind the residents that smoking in the non-smoking areas such as balconies, staircases, corridors, lobbies, lifts, basement parking and other Common Areas is prohibited within the Lagoon Views residential buildings.

We would also like to iterate, and caution residents that activities such as BBQ (coal or electricity), smoking shisha and throwing cigarette butts (lit or unlit) are strictly forbidden at the balcony of your apartments.

Notice of Violations (NOV)will be issued to Residents followed by Violation Order on performing hazardous activities whereas offenders will be reported to the Authorities.

Thank you for your support and understanding in ensuring that together we can offer a healthy environment for our residents and guests.

  • If you would like ‘Trick R’ Treater’ to visit your home, please place Jack-o’ Lantern/Halloween Décor at your villa/apartment entrance to indicate that children are welcome.

Therefore, Podium parking area will be partially closed during the period stated above. You are kindly requested to the advice guests to park their vehicles in the adjacent parking lots.
